PROJECT OVERVIEW

Glenbrook Ridge Senior Living is a 120-unit Independent Living, Assisted Living, and Memory Care campus currently under construction at 53rd and Devils Glen Road in Bettendorf, IA.

This community will go by the name Quartet in the marketplace.

CONSTRUCTION

Our construction phase of this project is making great progress with Certificate of Occupancy projected for January 2022. The building is now enclosed and we completed “dry-in” in May 2021. This milestone allows us to begin interior finishes such as drywall, painting, hard surface flooring, millwork, and cabinetry. We are finalizing the Mechanical, Electrical, & Plumbing rough-ins in the Assisted Living Building and this scope will continue throughout the Common and Memory Care portions.

We have also decided to expedite the Assisted Living model units ahead of the original schedule to provide the management company a finished unit to show potential residents and help with the pre-sales efforts. This will be completed in August 2021.

On the exterior of the building, we are working on stone veneer masonry and cement board siding. Exterior painting begins now on the Assisted Living Building, and the heavy timber-framed porte cochere at the main entry will be completed by the end of July 2021. The final exterior paving at the main entry and site sidewalks, including the Assisted Living Building courtyard, will be installed in July & August 2021.

OPERATIONS

Ecumen has been selected to manage the community on behalf of our ownership group. Ecumen has a tremendous track record as one of the nation’s leading senior care providers. We are well underway in our search for key on-site personnel and the Executive Director role has been hired and filling of the Marketer role is currently underway. The sales trailer is now on site and will be ready to host guests interested in touring the model units in Q3’2021.
