PROJECT OVERVIEW

Greenhill Village Senior Living is a 120-unit facility located at the northwest corner of Algonquin Drive and Ashworth Drive in Cedar Falls, Iowa, which is a great infill location for this project.

The community will consist of 88 Assisted Living units and 32 Memory Care units and this community will be known as CedarStone in the marketplace.

CONSTRUCTION

Our construction phase of this project is making great progress with Certificate of Occupancy projected for December 2021. The building is now enclosed and we completed “dry-in” in May 2021. This milestone allows us to begin interior finishes such as drywall, painting, hard surface flooring, millwork, and cabinetry. Mechanical, Electrical, & Plumbing rough-ins continue throughout the facility.

We have also decided to expedite the Assisted Living model units ahead of the original schedule to provide the management company a finished unit to show potential residents and help with the pre-sales efforts. This will be completed in August 2021.

On the exterior of the building, we are working on stone veneer masonry and cement board siding. Exterior painting begins in July 2021, and the heavy timber-framed porte cochere at the main entry has been installed. The final exterior paving and site sidewalks will be installed in July & August 2021, along with starting site irrigation and early landscaping work.

OPERATIONS

Ecumen has been selected to manage the community on behalf of our ownership group. Ecumen has a tremendous track record as one of the nation’s leading senior care providers. We are well underway in our search for key on-site personnel such as Executive Director and Marketer and we look to fill those roles as soon as possible. The sales trailer is now on site and will be ready to host guests interested in touring the model units in Q3’2021.
